Fees: ours
Closing Costs Covered in Monroe, CT
We pay the closing costs and no one takes a commission, so the figure you agree to does not shrink at the closing table under a pile of seller fees.
The Agreed Price, Without the Usual Deductions
Sellers are often surprised by how much disappears between the sale price and the check they actually receive. On a typical listing, a commission comes off the top. Then there are the customary seller closing costs, repair credits negotiated after the buyer's inspection, and sometimes concessions to keep the buyer's financing on track. By the time the closing statement is finalized, the figure can look very different from the one on the contract. Selling to us removes most of those deductions. We cover the closing costs, so the customary seller fees are not yours to pay. There is no commission because nothing is listed and no one is earning a cut. Buying as-is also rules out repair credits. What does come out of the proceeds is whatever was already owed against the house, for instance an unpaid mortgage, a lien or delinquent property tax, which the attorney pays off at closing as in any Connecticut sale. We go over that math with you before you agree, so the number on the final statement is the number you were expecting.
What Stays Off Your Closing Statement
These are the costs that commonly reduce a seller's proceeds and that you will not see when you sell to us.
Commission
With no listing and no one representing the sale, there is no commission at all.
Seller closing fees
The customary closing costs a seller would normally carry are paid by us.
Repair credits
Because we buy as-is, inspection findings never become price reductions.

Leftover belongings leave via the free trash-out, no invoice attached.
Surprises at the table
We preview what to expect beforehand, including any mortgage or lien payoffs.
